Pre-Construction

Designed to maximize project efficiency and effectiveness, our pre-construction service sets you up for success throughout the building process. During this phase we’ll:

  • Review and evaluate Schematic, Design Development, and Construction Drawings, and all specifications

  • Provide assistance with proposed Value Engineering and impact analyses

  • Evaluate General Contractors (GC), Sub-Contractors and Consultants, prior to selection

  • Evaluate proposed construction costs, including GC’s budgets, Sub-Contractor estimates, utility costs, VE cost impacts, etc.

  • Coordinate design & contract teams to avoid building conflicts and design issues

  • Review GC’s proposed construction schedule(s) for feasibility

  • Evaluation of Owner-GC contract and GC’s GMAX Pricing Proposal

  • Evaluation of Owner’s contract with all Consultants, Design Professionals, Testing agencies and Third Party contracts as necessary

  • Coordination with Consultants to ensure all proper codes and requirements are met

  • Review and assistance with any lender-related documents, funding applications, etc.

  • Attend all relevant meetings, including OAC Meetings

Construction Management

Our construction management service is built to be your inside-guide to project management. As your owners-rep, we’ll provide you with a 360 degree view of your project, with the ability to work both autonomously and at your direction to quickly bring your project through to fruition. As your dedicated CM we’ll:

  • Review and evaluate all Submittals, RFI’s, Substitution Requests, ASI’s, CCD’s, and any other revisions to the Contract Documents

  • Provide ongoing assistance with Value Engineering proposals from the GC and their Subcontractors

  • Evaluate all PCOR’s, COR’s, and CO’s

  • Provide continuous oversight of site conditions, construction progress, and quality control

  • Review Payment Applications from Consultants, Design Professionals, and the GC, for accuracy and reflection of actual work completed

  • Communicate with City agencies, inspectors and officials as necessary

  • Review any testing reports or inspection reports and evaluate impact on the project

  • Evaluate GC’s ongoing Construction Schedule

  • Review and confirm completeness of Owner’s Punch List

  • Attend all relevant meetings, including OAC Meetings

Closeout & Project Delivery

After construction is complete, we provide a complete closeout service to assure your project is delivered in perfect condition with all liens removed, municipal sign-offs obtained, and occupancy approved. Our close-out service includes:

  • Securing GC’s close-out documents, including Owner Manuals, Warranties and As-Built Drawings

  • Working with City agencies, inspectors, and officials in order to obtain Temporary and Final Certificates of Occupancy for the project

  • Ensuring all permit are closed and permit approvals are secured

  • Reviewing GC and Consultant final contract documents and final invoicing

  • Securing close-out documents, Final Affidavits or other required confirmation letters from all required Consultants and Design Professionals

  • Conducting final project walk to confirm all Punch List items are resolved and no outstanding issues or problems remain before final close-out

Our in-house development advisory service was created to help recurring clients leverage our unique west-coast centric experience throughout their regular development activities.

From initial site-acquisition & due diligence, through entitlement, design, construction, and completion, we provide comprehensive support and guidance to reduce risk and maximize process efficiency at each step in the development journey.
